The real estate landscape of Uttar Pradesh is set to change, and the Braj region is at the heart of it. The proposed Delhi-Varanasi high-speed train will have a dedicated station in Mathura district, making this one of India's fastest trains easily accessible to Vrindavan and the surrounding townships.
The current plan is to connect three out of the five urban centers being built by the Yamuna Authority through the corridor. Mathura's Raya Urban Center and Agra Urban Center are proposing a bullet train station, with one near the village of Itauli and the other near the village of Madra. Vrindavan and Mathura are the names of the places for anyone interested in plots in Vrindavan and land investment.
Purchasing the land has already begun
The National High Speed Rail Corporation Limited (NHSRCL) has started the identification of land around both the proposed stations. Its purpose is not just the rail line; it's residential and commercial pockets around each station to generate additional revenue from the urban development along the transit corridor. A total of about 250 acres, if not more, will be required at each of the Raya and Agra urban centers.
Once a station like this becomes established in a neighbourhood, the immediate surrounding square mile is not usually left in the same condition. This is the reason why the Mathura side is interesting for those looking to invest in the property or buy.
Knight Frank has introduced and is working on a project in progress.
Knight Frank, the consultant appointed by NHSRCL, met with the ACEO of Yamuna Authority to talk about the route alignment and station placement. The consultant has also made a call to the Agra Development Authority. Work on the Agra station is underway near the approach of the Agra-Lucknow Expressway, connected via the Inner Ring Road, and it is now anticipated that a detailed presentation will be made to the CEO of Yamuna Authority, Rakesh Kumar Singh, when a full project plan is submitted.
The project in numbers
The Delhi-Varanasi route is anticipated to be an 865 km-long corridor with one station in the Mathura district and another in the Agra district. The estimated price is close to Rs 2.30 lakh crore; the trains will operate at speeds of up to 350 km/h, which will drastically reduce the time taken between the cities along the line.
This is important for those who are planning to buy plots in Vrindavan and Mathura.
With better connectivity, consistent appreciation in land values is seen in the Braj belt, in addition to the rise in religious tourism. A high-speed link that has Mathura within easy reach of Delhi and Varanasi reinforces the same argument Earthousing has long put forth for the region, namely, that the region is ripe for long-term value, as the combination of good roads, strong infrastructure, and an increased demand for services is a powerful argument.
Earthousing has plotted developments in Vrindavan and Mathura that are approved by MVDA and RERA, such as Shri Vasudhara Vaishaly Premium Residential Plots on NH-19, Shri Vrinda Aakruti Village Premium Residential Township on Govardhan Road, and Shri Vrinda Naivedyam Premium Residential Plots near Akbarpur on NH-19, for the buyers who have already started considering the area. After 10 years in the market, 3,000+ families served, and 100% government-approved homes, the emphasis remains on safe and clear home buying in the region, while its infrastructure narrative continues to grow.
The Mathura stopovers are expected to witness infrastructure growth that will benefit early and credible investments as the stations get secured and land acquisition progresses.
